Peoria's three housing eras
Old Town Peoria and the neighborhoods south of Bell Road are the original city, mostly single-story block homes from the 1960s through the 1980s, many with shingle or low-pitched roofs and gutters that were added decades ago and never maintained. Central Peoria is the 1980s and 1990s ring: Fletcher Heights, Terramar and the 55-plus Westbrook Village with its roughly 3,900 homes, mostly frame-and-stucco with concrete tile and no gutters from the builder. North of the 303, Vistancia opened in 2004 on 7,100 acres and now includes the Village, the gated Blackstone golf community and the 55-plus Trilogy at Vistancia with about 3,300 homes. Westwing Mountain is a similar era on the hillside east of it. These newer tracts are almost entirely concrete tile, often two story, with complex rooflines that concentrate water into a handful of valleys. Nearly all of them came without gutters.
New River, the Agua Fria and the ground between
Peoria drains to two rivers. New River runs down through the city, joined by Skunk Creek just south of Bell Road, and empties into the Agua Fria, which forms Peoria's western edge. The city spends real money keeping the New River channel clear between Grand Avenue and Skunk Creek because monsoon flow fills it. Between those channels the ground is flat and slow, and in the older neighborhoods the grading has been lost to decades of yard work. North of the 303 the ground rises and turns to decomposed granite over caliche, and water that would pool in south Peoria instead runs downhill across the lot toward the street or a tract wash. Either way the roof is the problem: a valley dumping a few hundred gallons in ten minutes overwhelms any lot, and without a gutter the water lands at the stem wall. Downspouts give it a defined path to the place the lot was graded to drain.
Monsoon from the Valley floor to Lake Pleasant
Monsoon season runs June 15 to September 30. The storms tend to build over the higher ground to the north and northeast and drift southwest across Peoria, so Vistancia and Westwing Mountain regularly see heavier totals than Old Town from the same cell. The two-story tile homes in north Peoria put a lot of roof over a few valleys, and the West Valley dust that settles on that roof all spring rides down with the first storm as mud. The other Peoria factor is dust. The wall of dust that runs ahead of a monsoon storm settles into the gutter, and the first rain turns it to a paste that clogs a small outlet. Six-inch gutters with 3x4 downspouts have enough width and enough outlet to clear themselves most of the time. A 5-inch gutter with a 2x3 outlet is the one we get called to fix in September.
Seamless gutter installation in Peoria

Gutter repair in Peoria
Peoria repair calls split by age of house. In Old Town and the south side, it is thirty-year-old gutters with rusted spikes, leaking corners and downspouts that have separated. In Fletcher Heights, Terramar and Westbrook Village it is aftermarket 5-inch systems that sag and overflow at the valleys, plus a fair number of downspouts that need re-routing around pool equipment or a solar conduit. Do you install gutters in Trilogy at Vistancia?
Yes. Trilogy is 2004-and-later concrete tile, single story, with the low-pitched rooflines typical of an active-adult community. We attach 6-inch seamless gutters to the fascia under the tile edge and place downspouts at each valley. Guards are worth discussing there, since fewer trips up a ladder is usually the point.
My pool deck in Fletcher Heights floods when it storms. Can gutters help?
Usually, yes. The deck floods because a roof valley empties onto it faster than the deck drains. A downspout at that valley with the discharge routed past the deck edge into gravel or a drain removes the water before it lands. We look at the deck slope on the estimate to confirm the right discharge point.
Does Westbrook Village require HOA approval for gutter color?
Westbrook Village has an association with exterior standards, and gutters generally fall under exterior changes. We provide a color sample of the bronze, tan, dark gray or white finish for your submittal. Confirm the approval with your association first and the install itself is a normal one-day job.
How far north in Peoria do you go?
All the way up. Vistancia, Blackstone, Westwing Mountain and the newer subdivisions along the Loop 303 toward Lake Pleasant are all regular coverage for us. They are also the part of Peoria that gets the heaviest monsoon totals, so they are the houses that need 6-inch gutters most.
