Acreage homes, barns and shops
New River covers about 56 square miles and almost none of it is production housing. The typical property along New River Road, Circle Mountain Road and the roads off the Table Mesa exit is a custom or semi-custom home from the 1980s through the 2010s on a lot zoned for horses, with a detached metal-roof shop or barn and a gravel driveway that doubles as the drainage path. Water and sewer are private: a well or hauled water, and a septic tank with a leach field somewhere in the yard. That last point matters for gutters more than people expect. A downspout that dumps onto a leach field can saturate it, and a downspout that dumps at the top of a gravel drive will cut a rut through it by September. The install plan on a New River property starts with a walk around the lot to find the septic layout and the natural low line before we decide where a single downspout goes.
The wash, the granite and sheet flow
New River takes its name from the wash, and the wash is the local drainage system in miniature. Everything up here runs toward it. The ground is decomposed granite over caliche, which shed water fast enough that the August 2014 storms produced major flooding along New River and Cave Creek; the National Weather Service still uses that event as its reference case for the area. On an individual lot the same physics play out at the eave. Roof water lands on hardpan, refuses to soak in, and sheets toward the lowest line, which on many properties runs right along the house because that is where the pad was graded flat. Gutters with downspouts at the valleys collect the roof share and move it in a pipe or a splash block to a spot downhill, where it joins the sheet flow the lot already carries instead of pooling against the slab or the shop foundation.
Monsoon rain at 2,100 feet
Monsoon season runs June 15 to September 30, and New River is in the part of the metro where the storms are born. Cells build over the New River Mountains and Daisy Mountain and drop their first, heaviest rain on the foothill communities before they spread south. Reports of an inch or more in New River while Phoenix records a quarter inch are routine. One inch of rain on a 2,000 square foot roof is about 1,246 gallons, and a New River house plus a shop can easily be twice that roof area. Metal roofs shed nearly all of it within minutes. This is a hard case for gutter capacity, and it is why we spec 6-inch seamless gutters with 3x4 downspouts as the standard out here. Smaller gutters overflow at the valleys in exactly the storm you bought them for, and the water ends up where it was going before you spent the money.

Gutter repair in New River
The repair calls out in New River have a rural flavor: gutters torn loose by wind on an exposed lot, downspouts flattened by a trailer or a tractor, hangers pulled out of sun-dried fascia, and long runs that sagged because the original installer spaced the hangers for a shorter roof. Questions from New River
Can you do gutters on my New River shop or barn as well as the house?
Yes, and we usually do both in the same visit. Metal-roof shops and barns shed water fast, so we size the downspouts for it and route the discharge away from the slab and any driveway ruts. A continuous seamless run on a long shop eave is the main advantage of forming on site.
I am on septic. Where should the downspouts drain?
Away from the leach field, always. We ask where the tank and field are before we place a single downspout, then run discharge to the downhill side of the property or a gravel bed clear of the field. Saturating a leach field with roof water is an expensive problem that gutters should prevent, not cause.
Do you come out to properties on dirt roads off Circle Mountain Road?
Yes. New River is part of our regular North Valley coverage up I-17, and a gravel or dirt approach is normal for us. The trailer with the gutter machine goes wherever a pickup can, so most properties are fine. If access is unusual, mention it when you book the estimate.
Is New River really wetter than Phoenix during monsoon?
During monsoon season, often yes. The storms form over the higher ground to the north and hit New River, Anthem and Cave Creek first and hardest. An inch or more here while Phoenix sees a quarter inch is common in storm reports, which is why we size for the burst rather than the annual average.
