Arrowhead Ranch and the north side
Arrowhead Ranch was one of the first master-planned communities in what was then the far northwest Valley. Roughly 5,000 acres were laid out in the mid-1980s, the savings-and-loan crash slowed it, and the bulk of the houses went up in the 1990s. It is split into named sections: Arrowhead Homestead, Arrowhead Lakes with its four fishing lakes, Arrowhead Legends, Sierra Verde and the Highlands at Arrowhead Ranch. Hillcrest Ranch to the west is a similar era. All of it is frame-and-stucco with concrete tile, single and two story, on lots small enough that a downspout's discharge point has to be planned around the neighbor's wall. Almost none of it was built with gutters. The typical north Glendale call is a first installation on a 1990s tile roof where the patio has flooded every August for thirty years and the owner has finally had enough.
Skunk Creek, New River and flat ground
Glendale's drainage runs to two channels. Skunk Creek cuts across the northwest part of the city for about nine miles, running northeast to southwest, and joins New River just south of Bell Road and west of the 101. New River then carries everything into the Agua Fria south of Glendale Avenue. Between those channels the city is flat, and flat is the problem. On a north Glendale lot the grading sends water toward the street, but a roof valley dumping a few hundred gallons in ten minutes onto compacted clay overwhelms that gentle slope, and the water pools on the patio or against the stem wall until it finds a way in. Downtown, the older lots have settled and the yards have been reworked so many times that the original grading is gone. Gutters and downspouts replace the grading you do not have: the water is caught at the roof edge and delivered where you choose.
Monsoon in the West Valley
Glendale does not get the foothill totals that Cave Creek and Anthem see, but it gets the same kind of storm: a cell that drops most of its rain in twenty to thirty minutes, often with wind out ahead of it. Monsoon season runs June 15 to September 30. A two-story Arrowhead Ranch house with a complex roofline funnels the whole roof into three or four valleys, so the problem is not the total, it is where it lands. That is the sizing case for 6-inch gutters with 3x4 downspouts. The dust that blows in ahead of a storm is the other Glendale factor. It settles in the gutter, the first rain turns it to mud, and an undersized gutter with a 2x3 downspout clogs at the outlet. A wider trough and a bigger outlet clear themselves more often than not.

Downspouts go at every valley and discharge past the patio. Colors are dark gray, bronze, white and tan; white is a common pick on the older downtown houses, bronze and tan on the tile-roof tracts. Gutter repair in Glendale
Glendale repair calls split by neighborhood. Downtown and the mid-century ranches around Sahuaro Ranch Park have decades-old gutters with rusted spikes, leaking corners and downspouts that have parted at the elbow. Arrowhead Ranch and Hillcrest Ranch calls are usually aftermarket 5-inch systems that sag and overflow, and sometimes a downspout that has to be re-routed around a solar conduit. Do you install gutters on the tile roofs in Arrowhead Ranch?
Yes, that is the most common Glendale job we do. Arrowhead Ranch is nearly all 1990s concrete tile, and we attach 6-inch seamless gutters to the fascia beneath the tile edge with hidden hangers. No tile is lifted. Bronze or tan matches most of the community's stucco colors.
Can you work on an older house in Catlin Court or near downtown Glendale?
We can. The Craftsman bungalows and block ranches downtown have shingle or low-pitched roofs and usually some fascia to work with, which makes attachment straightforward. Many already have old gutters; we will tell you which runs are worth keeping and which have rusted or split past the point of repair.
My Arrowhead Lakes patio floods every monsoon. Will gutters fix it?
In most cases, yes. The flooding comes from a roof valley dumping onto the slab faster than the flat lot can drain. A downspout at that valley, discharging past the patio edge into gravel or a drain, removes the water before it lands. We check the grading on the estimate visit to confirm.
I have solar panels. Can you still run downspouts?
Usually. Solar conduit sometimes runs down the wall where a downspout would naturally go, and we route around it or move the downspout to the next best spot on the roofline. We do not touch the solar system itself; we only plan the gutter layout around what is already on the wall.
