Gilbert's master-planned neighborhoods
Almost everything residential in Gilbert dates from the post-1990 boom, and most of it is organized into master-planned communities with their own design rules. Val Vista Lakes is the older of the big ones, a waterfront community with a string of lakes and a mix of gated and open subdivisions. Power Ranch, south along the Loop 202 SanTan Freeway, is large and established, with catch-and-release lakes and a formal design review committee. Seville is a golf community with gated custom sections. Agritopia, near Higley and Ray, is the walkable one, Craftsman-style homes with front porches around a working farm. Morrison Ranch, near the Four Grains silos, keeps a small-town look with tree-lined streets and greenbelt parks. Nearly all of it is frame-and-stucco with concrete tile, single and two story, and nearly all of it was built without gutters. The porch roofs in Agritopia and Morrison Ranch are the one common exception to the tile rule.
Former farmland and expansive clay
Gilbert was a farm town, and it still shows in the dirt. The subdivisions sit on compacted fill over heavy clay that was wetted and dried for decades of crop cycles, and that clay still moves. When it gets wet it swells; when it dries it shrinks; and the foundation sitting on top moves with it. Roof water is the biggest single input to that cycle on most Gilbert lots, because a valley dumping a few hundred gallons against the stem wall every monsoon storm saturates the clay in exactly the spot where the slab is most sensitive. The ground is also flat, so the water does not run off; it pools on the patio and the paver walkways and soaks in at the edge. Gutters with downspouts routed past the slab edge take the roof share out of it.
Monsoon in the southeast Valley
Monsoon season runs June 15 to September 30. Gilbert's storms tend to build over the San Tan and Superstition mountains to the south and east and roll across the town with dust out ahead of the rain, dropping most of their water in twenty to thirty minutes. The two-story homes in Power Ranch and Seville leave the storm at a handful of valleys, and on clay that wets and dries with every cell, the valley beside the stem wall is the one that matters. That is the sizing case for 6-inch gutters with 3x4 downspouts. The other Gilbert factor is trees. The town has more mature ash, elm and mesquite than most of the metro, and the older neighborhoods around Val Vista Lakes and the Heritage District have real canopy over the roof. A wider trough with a bigger outlet clears leaf litter more often than a small one, and guards are worth discussing where the trees hang over the eave.

Gutter repair in Gilbert
Gilbert repair calls are mostly aftermarket systems on 1990s and 2000s houses: 5-inch sectional gutters that sag, leak at the corners and overflow at the valleys, plus a fair number clogged solid with ash and elm leaves. We clean, re-hang and reseal what is sound. Is Gilbert really in your service area from Phoenix?

Will Power Ranch's design review committee approve gutters?
Plan on a color submittal first. Power Ranch has a formal design review committee, and gutters count as an exterior change. We supply a sample of bronze, tan, dark gray or white. Tan matches most Power Ranch stucco. Get the approval first and the install is a normal one-day job.
Can gutters stop my pavers from sinking near the house in Val Vista Lakes?
They remove the cause. Pavers near the house sink because roof water soaks the clay under them every storm and it settles as it dries. A downspout at the valley above, discharging past the paver edge, keeps that water off the base. Pavers that have already sunk need to be re-set, but they will stay put afterward.
Do you do the porch roofs in Agritopia and Morrison Ranch as well as the main roof?
Yes, in the same visit. The porch roofs there are often shingle with real fascia, which makes attachment easy, and the main roof is tile. White gutters on the porch trim and tan or bronze on the main eave is a common combination, and both associations have design review, so we supply samples.
