The I-17 corridor and its 1970s subdivisions
Deer Valley grew up around the freeway and the airport. Phoenix Deer Valley Airport, at 702 West Deer Valley Road, is one of the busiest general aviation airports in the country, and the neighborhoods around it and along the 19th Avenue, 27th Avenue and 35th Avenue corridors filled in from the 1970s onward with block-and-stucco ranches, townhomes and the occasional mobile home park. Deer Valley Estates in 85023 dates to 1972, with homes from about 940 to 2,500 square feet. Adobe Highlands in 85027, next to Adobe Dam Regional Park, was built mostly between 1970 and 1999. Later tracts near the North Stack interchange, which opened in 2000 when the 101 met I-17, are 1990s tile-and-stucco. The older houses often have shingle or low-pitched roofs with real fascia, which makes attachment easy, and gutters that were hung decades ago with spikes that have long since backed out.
Skunk Creek, Adobe Dam and tight lots
Deer Valley takes its name from the valley of Skunk Creek, which runs through the village on its way to New River, and the whole area is shaped by flood control. Adobe Dam sits on the west side against Adobe Mountain and the Hedgpeth Hills, holding back Skunk Creek's monsoon flow; Scatter Wash and the Arizona Canal Diversion Channel handle the rest. That infrastructure exists because the ground here does not absorb water. The soil is compacted clay and caliche, and a 1970s lot that has been re-graded by three owners has no reliable slope left. The Deer Valley-specific problem is lot size. On a tight lot, a downspout that discharges toward the side yard can put the water against the neighbor's slab, and the setback between houses leaves little room for a splash block. We plan discharge to the front or back of the lot where it can spread, and we run underground drain pipe when there is no other way out.
Monsoon along the freeway
Monsoon season runs June 15 to September 30. Deer Valley sits on the Valley floor at the base of the North Valley slope, so the storms that hit Anthem and Cave Creek first arrive here a little later and a little lighter, but they still drop most of their rain in twenty to thirty minutes. On the tight Deer Valley lots there is often only a few feet between the drip line and the neighbor's wall, so where that water lands matters more than how much of it there is. On a 1970s ranch with a low-pitched roof, that water leaves the eave across a long edge rather than at a few valleys, which is easier on the gutter but harder on the yard, since it lands everywhere at once. The other Deer Valley factor is grit. Dust off I-17 and the airport settles into gutters year-round, and the first storm turns it to mud that plugs a small outlet. Six-inch gutters with 3x4 downspouts have the width and outlet to clear most of it, and an annual cleaning before June handles the rest.

Gutter repair in Deer Valley

The calls are decades-old gutters: spikes backed out of the fascia so the run sags and holds water, corners that leak because the sealant gave up years ago, downspouts separated at the elbow, and end caps that dripped so long they rotted the fascia behind them. Questions from Deer Valley
Is Deer Valley the same as North Phoenix for gutter work?
Geography and housing age. Deer Valley is the Phoenix urban village around the I-17 and Loop 101 interchange and the airport, with 1970s to 1990s homes on tight lots. North Phoenix, for us, is the newer tile-roof territory north of the 101 up to the Carefree Highway. Same crew, different houses.
My 1970s house in Deer Valley Estates has old gutters that sag. Repair or replace?
It depends on the metal. If the gutter is sound and only the spikes have backed out, we re-hang it with hidden hangers and reseal the corners. If the corners have split, the runs have rusted or the fascia behind them has rotted, a seamless replacement costs less over time than repairing it every year.
Can you put gutters on a flat roof near Deer Valley Airport?
Yes, but usually not a full eave gutter. Flat and foam roofs drain through scuppers, and the fix is a collector box under each scupper feeding a downspout, so the water stops sheeting down the parapet wall. We look at the roof's existing drainage on the estimate and price only what it needs.
My lot in Adobe Highlands is narrow. Where does the downspout water go?
To the front or back of the lot, not the side yard. On a tight Deer Valley lot a side discharge ends up against the neighbor's slab. We route downspouts to a splash block or gravel bed at the front or rear, and run underground drain pipe to the street side when there is no other way out.
