Parkside, Country Club, the Village and Arroyo Grande
Del Webb started Anthem in the late 1990s on about 5,800 acres of unincorporated Maricopa County off the Anthem Way exit of I-17. It is organized into three associations: Anthem Parkside, the largest, spread across both sides of Gavilan Peak Parkway; Anthem Country Club, the gated golf community on the mountain side; and the Village. Arroyo Grande, built between 2007 and 2013 on the far west edge, is reached from the New River Road exit and is the only part of Anthem with a more rural feel and roughly 340 homes. Across all of them the construction is similar: wood-frame, stucco, concrete tile, usually single story, built in the years when Valley builders left gutters off as standard practice. Country Club homes are larger and sit higher on the slope, which means more roof area and more water arriving faster. Parkside lots are tighter, so downspout placement has to respect the neighbor's wall.
Hillside runoff on hardpan
Anthem is not on the Valley floor. It sits in the foothills, which is why it is a few degrees cooler than Phoenix and why the rain that falls on it moves fast. The soil is caliche and compacted fill, so almost nothing soaks in; water hits the ground and runs downhill across the lot. On the uphill side of a Country Club street, that means water can arrive from the neighbor above at the same time your own roof is dumping into the same low spot. Without gutters the low spot is usually the patio or the strip of gravel between the house and the block wall, and from there it works at the stem wall and the stucco weep screed. A gutter system collects the roof share before it lands and moves it in a downspout to a discharge point on the downhill side, where it joins the sheet flow the lot was graded for instead of fighting it.
Anthem monsoons and the HOA
Monsoon season runs June 15 to September 30, and Anthem is on the wet side of the metro. The cells that build over Daisy Mountain and the New River country to the north drop their heaviest rain on the foothill communities; storm reports for Anthem, New River and Cave Creek routinely run an inch or more when central Phoenix gets a fraction of that. One inch on a 2,000 square foot roof is about 1,246 gallons, and it arrives in twenty minutes, most of it off two or three valleys. That is the sizing case for 6-inch gutters and 3x4 downspouts. The other Anthem-specific factor is design review. Both the Parkside and Country Club associations have an exterior-change approval process, and gutters fall under it. Gutter repair in Anthem
The repair calls in Anthem are mostly about the aftermarket gutters a previous owner added: 5-inch sectional runs from a big-box store that sag between the spikes, leak at every corner and overflow at the valleys each August. We can re-hang and reseal a system that is fundamentally sound. When the gutter is simply too small for the roof, we say so and quote a seamless replacement instead of a repair that will be back next season. Questions from Anthem
Do you install gutters on tile roofs in Anthem Parkside?
Yes. Parkside is nearly all concrete tile from the late 1990s and 2000s, and it is the most common Anthem job we do. We fasten 6-inch seamless gutters to the fascia beneath the tile edge with hidden hangers, no tile lifted or cut, and put a downspout at each roof valley.
Does Anthem Country Club require HOA approval for gutters?
The Country Club association has an exterior-change review, and gutters fall under it, as they do in Parkside. We provide a color sample of the bronze, tan, dark gray or white finish for your submittal. Get the approval in hand first and the install itself is a normal one-day job.
Can you get out to Arroyo Grande on the west side of I-17?
Yes. Arroyo Grande is reached from the New River Road exit and it is part of our regular Anthem coverage. Those homes are 2007 to 2013 builds on slightly larger lots, which usually means longer eave runs and more room to discharge downspouts into gravel away from the house.
Why does my Anthem patio flood when Phoenix barely got rain?
Anthem sits in the foothills where the monsoon cells build, so it often takes an inch when the Valley floor gets a quarter. Your roof concentrates that inch into a few valleys, and caliche soil will not absorb it. Gutters with downspouts at the valleys move the water past the patio before it lands.
